Pricewaterhouse Coopers - Durban CBD

A substantial upgrade to the building was undertaken. This included a completely new HVAC system, lifts and additional parking.

The ground floor was occupied by a number of specialist small retail tenants who drew their trade from the building’s proximity to the Musgrave Centre. These were all relocated to new retail space within the same vicinity.

The redevelopment plan allowed for the double volume ground floor to be converted into offices. A, a new mezzanine floor was added together with some additional parking.

The entire building was redeveloped whilst PWC were in occupation, including HVAC, lifts, offices, meeting areas and staff canteen facilities. This was achieved through meticulous planning and expert project management. The redevelopment was completed on budget and on time. We had to rezone the property and obtained an increase of 20% in the gross lettable area to meet the overall objectives.

PWC were able to meet their objective of remaining in the centre of Durban, thereby offering their staff and clients easy access to a completely revamped, modern and efficient building.

The property was subsequently sold to Old Mutual Properties.

THE BRIEF

The Client, and anchor tenant PWC wanted to remain in the Durban CBD and required an additional 40% expansion space.

This was a brownfields development involving the redevelopment of a property with offices and a retail component. The building which is situated next to Durban’s Musgrave Centre, was purchased from a liquidation sale.
